OVERVIEW
Magnolia Hotel Downtown Houston is a 314-room hotel with 22 floors. The Hotel’s Downtown Houston location provides a unique position to serve business and leisure travelers.
Ross Sterling, founder of Humble Oil and Governor of Texas, erected this 22 story Beaux-Arts building in 1926 to house the offices of his newspaper, the “Houston Post-Dispatch”, and radio station, KPRC.
Staats, Sanguinet and Hedrick designed this skyscaper, the tallest building in Houston when constructed.
Energy and airline industries are the primary customer profiles for meeting rooms. With the primary customers in mind, the new hotel interior designs to create a modern bright look to serve their customers' needs.
This new modern/bright design allows the Magnolia Downtown Houston Hotel Management to market to both local and out of town patrons.
Due to our competitive pricing, the Hotel Ownership awarded FCI Hospitality Inc. multimillion-dollar renovation project.
Creating a sleek and modern environment was the utmost goal for this renovation project.
We were able to identify any potential obstacles with the project designs and hotel operations. We successfully delivered an on-time project with minimal disruptions to daily hotel operations.

BACKGROUND
FCI Hospitality's responsibility was to renovate entire guest rooms and public corridors.
We renovated the entire scoped area from top to bottom.
We provided a full flexible/customized schedule based on the guest occupancy rates and hotel management needs by working with our local, subcontractors throughout this project.
Being in the heart of downtown Houston, the hotel's guest rooms in high demand. We created a work schedule that would affect the guests at minimum rate.
Upon entering the elevator landing area, the client was greeted with a dated design and lobby layout.
We created a guest rooms and corridors that is modern and client friendly.
CHALLENGES
This project's property is a high demand hotel that needed to be fully operational during the renovations. We worked with management to ensure there were not any disruptions to their operations or clients. Due to the sheer size of the different construction areas, we developed a plan with a flexible schedule to suit the needs of the daily hotel operations.
Relocated the entire F&B operations for the continuation of ongoing services.
The original design had some parts that need not to be replaced. We were able to provide our insight and convince the owners to redirect this cost to some other aesthetic parts that would increase the value of the property.
We were able to keep the daily hotel management operations running without any disruptions during the entirety of the project.
We minimized the construction area's impact on guests by thorough site cleaning and utilized flexible scheduling to meet with daily needs
SOLUTION
We understand the importance of keeping business as usual during the construction process. To meet with our client's needs, we customized a flexible construction schedule with the hotel management that allowed for an on-time completion without compromising guests' satisfaction scores.
Other than the standard barriers, we created extra buffer zones to ensure the comfort of the guests and staff.
